Inspection General Format
First notify appropriate authority/alarm company
prior to testing of alarms. (possibly fire dept. or alarm company
if building has central station alarm service).
All Sprinkler System:
1. Inspect sprinklers visible from floor level (not required of
sprinklers in concealed spaces) for corrosion, paint, damage, and
proper installation. Check for obstructions to sprinklers. Note
any problems on report. Test sprinklers on old systems with standard
sprinklers after 50 years. Test systems with quick response sprinklers
after 20 years.
2. Inspect pipe and fittings from floor level - to be in good condition,
not subject to external loads, and not exposed to freezing conditions
3. Hangers inspected from floor level - to ensure they are not damaged
or loose.
4. Pressure Gages - Inspect monthly (owner) and annually - our inspection
for damage. Gauges must be replaced or tested every 5 years.
5. Water Flow Alarm Devices - Must be free of damage and debris.
Test alarms to be sure they operate - wet system via inspector's
test; dry system - see dry system detailed inspection routine.
6. Check all system control valves for normal position, damage,
or leakage. Note if valves are sealed, locked, provided with tamper
switch. Sign in place.
7. Check Fire Department connection - free of damage, debris - easy
access for Fire Department couplings, caps are in place and in good
condition. Clapper operates correctly. Check valve does not leak.
Ball drip in place and operates correctly. Sign in place.
8. Main drain test performed - compare results to previous tests
to determine if there has been any change in water supply.
Check riser for:
1. Hydraulic placard
2. Appropriate signs
3. Correct number of spare sprinklers and wrenches
Check building for changes:
1. Added / removed ceilings, walls, mezzanines-change in occupancy
Anti-freeze solution:
1. Test freezing point annually
Dry system inspections - Must be conducted in non-freezing
weather
1. Same as wet system for inspection of sprinklers, piping, fittings,
hangers, control valves, Fire Department connections, signs, placards,
etc. - Building changes
Trip test of dry valve, testing of alarms as follows:
1. Partial trip test of dry pipe valve required annually - means
testing of valves operation without completely filling system with
water.
--- Must also trip-test quick opening device separately from dry
pipe valve
--- Test water flow alarm via by-pass line
--- Test low-air alarms, if provided
--- Reset quick opening device and dry pipe valve after test per
manufacturer instructions
2. Full-flow trip test of dry pipe valve required every three years
In addition to visual inspection of piping, hangers, etc., dry
systems require every five years visual inspection of interior of
piping to check for corrosion. If corrosion in severe, recommend
flushing of entire system to owner.
